The Manage Restrictions page allows you to control room availability rules, booking limits, and stay restrictions across all room types.
This page helps you efficiently manage demand-driven controls such as Stop Sell, Min Stay, Max Stay, Close to Arrival, and Close to Departure, ensuring your property's strategy aligns with occupancy trends, events, and market conditions.
You can review market indicators, adjust restrictions, and save updates — all from a single, intuitive interface.

Clicking the filter icon (top-left) opens the Restriction Filter Panel, allowing you to customize which data points and restriction types appear on the screen.
1.1 Show Me The Next
Choose the date range you want to load:
- 14 Days (default)
- 28 Days
This determines how many future days are displayed in the grid.
1.2 House-Level Metrics
These optional indicators help you understand demand trends before applying restrictions.
You can toggle any of the following:
- Occupancy w/out OOO – Property occupancy excluding Out of Order rooms
- Occupancy with OOO – Occupancy including Out of Order rooms
- OOO – Total number of Out of Order rooms
- Capacity – Total property room inventory
- Availability – Rooms available for sale
- 1 Day Pickup – Net rooms picked up in the last 1 day
- 3 Day Pickup – Net rooms picked up in the last 3 days
- 7 Day Pickup – Net rooms picked up in the last 7 days
- Booking Pace Index – Current pace vs the same period previously
- Comp Set Average Rate – Average competitor rate
- Comp Set Median Rate – Median competitor rate
- Comp Set Rate Index – Competitor comparison index
These metrics help you understand when restrictions are necessary due to high demand, low availability, or competitive pressure.
- Use room-level filters to narrow down which room types or rate plans you want to manage.
- Select All Rate Types or choose specific rate types
- Stop Sell
- Min Stay
- Max Stay
- Min Stay Arrival
- Max Stay Arrival
- Close to Arrival
- Close to Departure
- Toggle visibility for restriction controls:
This helps you focus on updating only the room types or restrictions you care about.
2. Market Summary
The top section provides a quick snapshot of performance indicators to guide your restriction decisions:
- House Occupancy – Current occupancy percentage
- House Availability – Total rooms available on each day
- Occupancy with OOO – Includes out-of-order rooms
- OOO (Out of Order) – Rooms unavailable due to maintenance
- Capacity – Total room inventory
- Pickup (1D / 3D / 7D) – Net bookings made in the last 1, 3, or 7 days
- Booking Pace Index – Current pace compared to last season
These metrics help identify:
- High-demand days (apply restrictions like Min Stay, CTA, CTD)
- Low-demand days (remove restrictions, open rooms)
- Competitor pricing pressure
3. Room Type Restrictions
Each room type (Queen, King, Suite, etc.) displays its availability and restriction rules for the selected period.
Below are all restriction types you can modify:
- Stop Sell: Prevents reservations for selected dates (used during sell-out, maintenance, or peak events).
- Min Stay: Minimum number of nights required to book.
- Max Stay: Maximum number of nights allowed.
- Min Stay on Arrival: Minimum stay required only when guests check in on that date.
- Max Stay on Arrival: Maximum stay allowed when guests check in on that date.
- Close to Arrival (CTA): Prevents guests from arriving on specific dates.
- Close to Departure (CTD): Prevents guests from checking out on specific dates (used during compression periods).
These controls ensure your room inventory aligns with pricing strategy and forecasted demand.
4. How to Use
4.1 Select a Date Range
Use the calendar picker or the filter panel to select 14 or 28 days.
The restriction grid will update instantly.
4.2 Review Market Indicators
Use the Market Summary section and house-level indicators to analyze:
- Occupancy levels
- Availability
- Competitor rates
- Pickup trends
This helps you determine which restrictions are required.
4.3 Edit Restrictions
- Check or uncheck restriction boxes
- Update Min/Max stay values directly in the grid
- Toggle Stop Sell, CTA, CTD, etc. for each date and room type
The grid highlights editable fields based on your selected filters.
4.4 Save Changes
Click Save to apply all updates immediately.
Hotelitix will push these restriction changes to PMS (based on PMS capabilities).
