Yield Manager

The Yield Manager (YM) is the central analysis tool inside Hotelitix.
It helps revenue managers understand daily performance, booking pace, pickup activity, last-year comparisons, and competitor positioning — all in one unified grid.

YM is divided into 5 views, each focusing on a specific revenue strategy dimension:

• Status
• Yielding
• Pace
• Custom-1
• Custom-2
  

  Every view shows the same stay dates but highlights different KPIs.

1. Understanding the Page Layout

1.1 Filter & Toolbar

• Date Range – Select the stay-date window to analyze.
• Save – Save manual rate overrides (if enabled).
• Export CSV – Export exactly what is currently visible.
• Column Toggle Menu(Status Tab) – Enable/disable major data blocks:
  - Status
  - Pickup
  - On The Books
  - Pace (STLY)
  - Pace (FLY)
  - Bookings
  - Rates
  - Restrictions
  - Rate Shopper
  This helps users build customized YM layouts.
  

2. Market & Events(first two column)

• Festivals
• Public Holidays
• Special Local Events
• Property-level Events
  

2.2 Market Temperature 

This helps determine how aggressively or defensively to price.

3. Detailed Tabs & Their KPIs

TAB 1 — STATUS VIEW

Provides a quick operational snapshot per stay date:

• Occupancy
• Availability
• Pickup
• OTB
• LY/FLY Comparisons
• Rate & Restrictions
  

3.1 Basic Details

• DBA: Days Before Arrival (0 = today)
• Date: Stay date
  

3.2 Status Block

• Cap: Total sellable rooms
• OOO: Out-of-order rooms
• Avail: Rooms still available
• OCC: Occupancy percentage

3.3 Pickup (Last 7 Days)

• RN: Net pickup rooms in last 7 business days
• ADR: ADR of the picked-up rooms
  We can change the pickup window (e.g., 1/3/7/14/30 days or Δ365) and switch ADR to Delta ADR using the three vertical dots in the Pickup header.

3.4 On The Books (OTB)

•  RN: Rooms currently booked
• ADR: Current ADR
• Revenue: Total OTB Revenue
• revPAR: Revenue per available room
  

3.5 Same Time Last Year (STLY)

Shows last year’s booking position on the same date in the booking cycle.

• Rooms
• ADR
• Revenue
  We can switch between STLY, STLY Delta, and STLY YoY% using the three vertical dots in the Same Time Last Year header.

3.5 Final Last Year (FLY)
Shows total LY performance after the date was fully completed.

• We can switch between FLY, FLY Delta, and FLY YoY% using the three vertical dots in the Final Last Year header.

3.7 Bookings Block

• Arrivals: # of check-ins
• ALOS: Average length of stay
• Departures: # of check-outs

3.8 Rates & Restrictions

• Publish Rate: Hotel’s public rate
• RMS Rate: Smart suggested rate
• Override: Manual rate entry
• LAR: Market lowest available rate
• minLOS: Minimum length of stay applied

3.9 Rate Shopper

Shows competitive market pricing:

• Lowest
• Average
• Highest

Advanced yield analysis for:

• ADR positioning

4.1 Core Occupancy & Pace

• OCC: Current Occupancy
• OCC LY: Occupancy last year
• 7d Pickup: Rooms picked in last 7 days

• RN: Rooms sold
• STLY: Same-time LY rooms
• Rooms diff: RN − STLY
• Rooms LY: Final LY rooms

Used to understand booking velocity relative to last year.

TAB 4 & TAB 5— CUSTOM-1 & CUSTOM-2 VIEW

The Custom-1 and Custom-2 tabs allow users to fully personalize their Yield Manager view.

These tabs are designed for flexibility—letting users choose which fields and columns they want to display, and how they want them arranged.

• Users can select the data blocks/columns relevant to their workflow
• Columns can be reordered to match personal analysis preferences
• The customized layouts are saved automatically, making them easy to reuse
• Users can edit and rearrange the configuration at any time
• Both Custom tabs use the same data sources but offer independent layouts
  

These tabs provide a tailored YM experience, ensuring each user can focus on the KPIs and metrics most important to their revenue strategy.
