The Competitive Set page provides a powerful visual comparison between your property’s rates and those of your selected competitors.
This tool helps you identify pricing gaps, track market movement, and make informed rate strategy decisions in real-time.
The Competitive Set page combines rate analytics, occupancy data, and pickup insights into one easy-to-understand dashboard.
It uses data from your Primary Comp Set to show how your property’s performance aligns with — or differs from — your competitors.
The page is divided into two main sections:
Rate & Occupancy Chart
Market Comparison Table
1. Rate & Occupancy Chart
This visual chart at the top displays rate trends and occupancy behavior across your comp set.
Chart Components:
Rates (Top Graph):
Pink bars represent competitor rate fluctuations.
Green bars indicate days where your rate changes significantly from the comp set average.
Helps identify overpricing or underpricing trends.
Occupancy (Bottom Graph):
Blue bars show occupancy levels per day.
The height of each bar corresponds to the occupancy percentage.
Date Range Selector:
Use the calendar or quick range buttons to view data for specific days or weeks.
2. Market Comparison Table
This table provides daily comparison details for your property versus competitors in the selected comp set.
- House Occupancy: Shows your overall occupancy percentage for each day.
- House Availability: Displays the total number of rooms available.
- My Shopped Rate: Your property’s current rate as visible in the market.
- Competitor Rates: Lists rates from your comp set properties (e.g., The Sands Motel, Lake Mead Inn, Hoover Dam Lodge, El Rancho Boulder Motel).
- My Ranking: Indicates your rate position within the comp set (e.g., 1 = lowest rate, 5 = highest).
- Comp Set Avg: The average rate across all selected competitor properties for that day.
- Avg Rate Index: Benchmark index comparing your rate to the comp set average (above 100 = priced higher than market average).
3. Features
7-Day Pickup Toggle: Quickly view performance changes over a 7-day booking window.
Filter Option: Focus on specific dates or competitors.
Download Icon: Export comparison data for offline analysis.
Calendar Control: Adjust the date range for broader or more focused insights.
